SJS Sheeting Limited were contracted for the works at Ninemeister Porsche Specialists in Warrington with a valued returning main contractor. The project was completed in two phases.
Phase One - Existing Building Refurbishment
SJS Sheeting completed a comprehensive assessment of the required works to the existing, including an asbestos testing survey to be utilised in conjunction with the management survey held by the business.
Once the confirmation of asbestos-containing materials was received, a plan was formulated to enable the safe removal and replacement of the roofing on the existing building. The client intended to retrofit PV panels to the roof once the roof renewal was completed, and a product was chosen whose guarantee would allow this. The Main Contractor arranged a structural engineer's survey to confirm that the existing structure could accommodate the new roof, along with the PV requirements.
All removal works were completed in accordance with the Control of Asbestos Regulations 2012, and correct waste transfer notes were maintained on file and formed part of the handover documentation at the completion of phase one.
The Challenges
A particular challenge of the project was that these works were completed whilst maintaining the operational business within the unit, albeit with sectional demarcation zones agreed and monitored throughout the project to ensure the safety of our team and the employees of the business.
Despite the logistical challenge of working on a live building, the new roof was delivered successfully, and the Main Contractor and Client were impressed with the quality of workmanship and collaboration delivered. As part of the refurbishment works, the client wished to retain the existing wall structure. However, their clear design intent was to modernise the building's appearance and elevate its aesthetic to reflect the nature of their business better.
Ninemeister Porsche Specialists caters to clients who entrust them with high-end classic and modern sports cars for mechanical upgrades and specialist works. It was therefore essential that the external presentation of the premises aligned with the premium standard of vehicles and services offered.
Our Experience
Drawing on our previous experience delivering works to a car showroom, SJS Sheeting Ltd presented visual examples to demonstrate what could be achieved within a strict budget while still delivering a visibly striking transformation. Our research into the feasibility of upgrading the façade, combined with a clear understanding of the client's design aspirations, gave them confidence in the proposed solution.
The agreed approach was to overclad the existing walls, retaining the original structure while achieving a complete visual upgrade. The works were delivered efficiently and at pace, with a high-quality finish that significantly enhanced the building's external appearance, meeting both budgetary requirements and the client's aesthetic vision.
Phase One was successfully handed over in September 2024.
Phase Two - New Extension
Following our successful collaboration with the Main Contractor and Client on Phase One, they retained our services to provide the roofing and cladding for the second phase of the project, the new extension to the workshop.
SJS Sheeting Ltd's element for the second phase commenced in March 2025, and we were contracted to supply and install roofing and cladding to the new extension.
Following the building transformation in the first phase, the client had a clear design vision for the second phase. Working closely with the Main Contractor, careful consideration was given to the thermal performance, ensuring the new extension would complement the now modernised and visually impressive existing building.
We designed, supplied and installed an insulated membrane-lined gutter, a composite roof, rooflights to enhance natural lighting, and wall panels to complement the existing building, with all required capping and flashings.
The extension was delivered in line with programme requirements and to a high-quality standard, seamlessly integrating with the refurbished building and reinforcing the premium image of the business.
