Protecting Your Industrial Assets
At SJS Sheeting Limited, we provide high-quality cladding refurbishment services to make your building look and perform as good as new, if not better!
Whether your preference is overcladding, strip and re-sheeting, industrial cleaning, or replacing outdated, damaged, or weathered materials, our experienced team delivers durable, cost-effective solutions tailored to your needs.
SJS Sheeting Limited have completed numerous refurbishment projects over the years – land is at a premium – and it is not always feasible to demolish and rebuild an existing industrial or retail unit. An integral part of owning an industrial building, whether you are a business owner, occupier, or landlord, is maintaining your largest business asset and ensuring its longevity; failing roofs and dilapidated walls can not only affect your ongoing business operations but also the way your business presents itself to visitors.
Key Benefits Of Overcladding:
- Improve thermal performance and energy efficiency
- Enhanced protection against water ingress
- Restored external appearance
- Long-term protection
- Improvement in the asset’s value.
SJS Sheeting Limited can work directly with the building owner for projects involving only roofing and cladding, or in partnership with your preferred Main Contractor. Whichever route you choose, you can be assured of a professional, high-quality service delivered to the highest standards.
Minimal Disruptions
Refurbishment of your building can often feel daunting, particularly when considering the potential impact on business productivity. However, SJS Sheeting Limited takes a proactive approach, working closely with you to carefully plan and schedule the works to ensure minimal disruption to daily operations whilst maintaining safe working practices for both our team and yours.
Many businesses rely on ongoing temporary repairs to avoid perceived disruption or cost. In reality, continual short-term fixes can prove more expensive over time. A well-planned refurbishment not only resolves underlying issues but can also offer a more cost-effective, long-term solution.
SJS Sheeting Limited is fully insured and qualified to carry out the removal of non-licensed asbestos in accordance with current regulations. We can also advise and assist building owners in understanding potential tax efficiencies available where asbestos is present.
Eligibility typically requires the full removal and compliant disposal of the asbestos materials, along with meeting other qualifying criteria.
How to spot when your building needs new roof cladding
Signs of needing new roof cladding can range from functionality (for example, if your roof is no longer providing sufficient shelter from outdoor elements) to aesthetics (it may look old or poorly maintained). They can vary depending on the building’s purpose and on ensuring you meet industry standards and guidelines.
Overcladding
If your building has an old or uninsulated roof, we can design, supply, and install an over-sheeting system that adds another layer of protection from the elements and improves thermal performance and energy efficiency.
Overcladding is a relatively no-fuss option for businesses that require minimal disruption. It can be utilised to enhance the condition of your existing roof/walls, prolonging their life. This is usually the most cost-effective solution.
It is essential to appoint a qualified structural engineer to assess whether the existing structure can support an additional load. In addition, consultation with your local planning authority is recommended to ensure that any proposed increase in building height complies with current planning regulations.
Strip and Resheet Roofing and Wall Cladding
Whilst overcladding can improve the roof and walls without removing the existing coverings, there are situations where full replacement may be necessary. Replacement often becomes the only viable option if underlying structural issues exist or if future building plans demand it.
Full replacement is often required when structural loads are approaching their limits, due to deteriorated decking or lightweight purlins that cannot safely support the combined weight of an overclad system.
Additionally, if the existing structure shows signs of corrosion or weakened purlins, removing and relacing the roof provides an ideal opportunity to carry out strengthening, repairs, and upgrades. This approach secures the building for many years to come, without the high cost of a complete new build.
Key Benefits of Full Roof Replacement
- Removal of hazardous materials – Complete removal of any ACM (asbestos-containing materials) eliminates long-term hazards and liabilities, while also allowing building owners to take advantage of current tax incentives.
- Enhanced performance – Replacement roofs can significantly improve thermal performance, fire resistance, and acoustic properties. Whilst Overcladding will provide a betterment to the existing, a full replacement allows compliance with building regulations targets.
- Future-proofing for solar – With appropriate structural design for roof slope, orientation, and load capacity, replacement roofs can be designed to accommodate Solar PV Panels; some composite panel manufacturers even offer factory-fitted PV solutions within their products.
- Ancillary items – A new roof can incorporate maintenance access, including fixed man-safe systems and walkways, all designed to meet CDM regulations and relevant British Standards.
- Optimised daylight and PV Layout – Replacement allows for better planning of rooflights and PV panels, ensuring energy efficiency and future-proofing your building.
There is a growing trend towards energy-efficient buildings, which can influence the value of your property for potential buyers or tenants. SJS Sheeting Limited have extensive experience in removing and replacing the roof sheets. At the same time, the building remains operational, working bay by bay and carefully sectioning off areas to maintain safe access for staff and the public.
Extensions To Existing
If your business is expanding and your current premises are running out of space, an extension can be a quick and cost-effective solution. SJS Sheeting Limited provides a range of options tailored to your requirements, ensuring compliance with building regulations and smooth co-ordination with other trades. We strive to match the existing building as closely as possible, replicating colours, profiles and finishes for a seamless approach.
We work in partnership with many Main Contractors who can take on the role of principal designer, coordinating all required trades to bring your practical requirements, planning conditions and design intent to life.
If you are competent in coordinating the several trades involved, SJS Sheeting Limited is experienced in supporting this with a collaborative approach that ensures efficient, seamless project delivery.
Guttering Refurbishment and Metal Sheet Repairs
Water ingress in your building is often caused by issues with your guttering, whether valley gutters or trimline gutters. SJS Sheeting Limited can assess your system, conduct a condition survey, and recommend the most effective remedial actions.
We offer gutter lining systems that can be installed directly into the existing gutters with minimal disruption to the structure.
Approved Plygene Installers
As approved Plygene® Contractors, we supply and install the Plygene® Gutterline System, specifically engineered to restore and preserve gutter performance. This system is a highly effective alternative to a full gutter replacement, depending on the condition of the existing gutter substrate.
During a condition survey, SJS Sheeting Ltd will present options designed to ensure structural stability and provide effective drainage to the building.
We are also approved Giromax® and Liquasil® contractors. Both systems provide high-quality coating solutions for gutters and metal sheets, restoring and waterproofing the areas affected by corrosion. Early detection and treatment of corrosion can prevent a costly roof replacement or overcladding.
In addition, SJS Sheeting Limited can assess any wall cladding damage to determine whether full replacement is necessary. Where appropriate, we work in partnership with specialist cladding repairers capable of filling, respraying, and colour-matching to the existing façade. This allows us to offer an ad-hoc service, ideal for end-of-tenancy repairs and small-scale replacements.
