SJS Sheeting Ltd, specialists in commercial roof refurbishment in the UK, was approached by the building owner of Britannia Pharmacy while we were undertaking refurbishment works on another project in the locale.
The property owner had instructed a leak investigation report to be completed on their existing roof and guttering, as they were experiencing a large amount of water ingress into the property.
The investigation report found that the existing roof was failing in several areas and that it was beyond repair.
SJS Sheeting was provided with a copy of the report, and a site survey was completed. Given the age of the existing roof, it appeared likely that the panel had been manufactured with chrysotile asbestos; however, this required a test sample to confirm this. As SJS Sheeting Ltd, we carry the equipment, and PPE and RPE are required at all times to complete this task. We were able to take a sample of the existing roof to have it tested by a UKAS-approved laboratory.
We ensure that testing is carried out (if not previously completed) prior to offering a quotation, as in the unlikely event that the material contained a different type of asbestos, or even non-existent, this would have a cost implication, and the accuracy of our pricing is critical when presenting to a building owner.
It was confirmed that the roof sheets contained asbestos, specifically chrysotile, at a concentration of less than 10% by volume. With this confirmed, we were then able to offer a cost-effective solution to the owner.
We carried out an overlay to the existing roof, utilising sacrificial nets for the safety of our team and the work in accordance with The Control of Asbestos Regulations 2012 (CAR 2012).
Our team worked safely and efficiently, ensuring that communication with the building owners’ representative was continuously negating any risks to their staff and tenants.
Our work on the existing roof was not limited to an overclad; we completed refurbishment works to the guttering, supplying and installing a PLYGENE Gutterline system, following preparation works, along with new cappings, closures, and DekTites for the extraction vents.
There were 2 different roof constructions on the project, and the higher-level roof was of a newer construction; however, this also had some issues to contend with. It had undergone maintenance works over a number of years, with varying standards of application, and was showing signs of degradation due to edge corrosion issues with the roof panels. The guttering system in this area was also showing signs of rusting and corrosion, along with failing joints. SJS Sheeting Limited offered a Giromax solution to address these issues. With extensive manual and mechanical preparation, the system was applied and inspected by Giromax in accordance with their guarantee requirements. The inspector was impressed with the attention to detail and adherence to the specification and system application.
All of these works were completed while the building remained occupied. SJS Sheeting Limited remained proactive in their approach to the safety of not only our team but also the safety and well-being of those using the buildings.
